SOLD...Hey, Folks, waiting for something larger? Here's a neat 40 acre(sort of) parcel that has some real nice possibilities. Located up at the 3600 foot elevation on Hwy 245 between Pinehurst and Badger, if you wanted complete privacy AND a great view, this just might be the ticket.

This is a hillside property with mostly eastern and south facing slopes. It has some huge black oaks and some of the largest manzanita trees I have ever seen. There are two significant areas of good terrain that provide excellent places for a future home site. The first is in the northwest corner of the property. This is an area of roughly 4 to 6 acres with gentle slopes and expansive views of the High Sierras to the east. The second area is an expansive bench of open ground of 2 to 4 acres toward the southern boundary of the property. It also has terrific views of the snow capped Sierras and Big Baldy Mountain. A interconnected ranch road has been built that allows access to each of these areas from the highway.

This is a rare property, large enough to insure total seclusion but with easy access to the highway. It is in its native untouched condition but it offers a real opportunity to turn that blank canvas into something really special. It offers a variety of terrain conditions of hillside and bench areas and is bisected by a seasonal stream. It really is quite picturesque.

How about the negatives? We have a copy of a formal survey done in 1999 that shows the parcel to be 39.85 acres. However, that survey also shows that the fence of the large ranch parcel to the south intrudes quite a ways into the property which reduces its effective acreage. While it may be legally possible to have the fence line relocated, the seller is offering the property in its present condition and has priced the property accordingly. Also, there are two small pads that intrude into the property from the private road along the eastern boundary being utilized by the adjacent owner of the small property to the east. While not of any significant impact, the encroachment does exist which the present owner acknowledges but will make no effort to change. Finally, this is a primitive parcel that has never been developed. There are significant areas of brush and undergrowth which have never been cleared. Of course, that condition also provides a healthy habitat for the variety of wildlife that call this property home.

Obviously, this isn't a property for everyone. But there are those that will find this to be a very attractive offering. It is primitive and it is remote. But, it also very accessible and it has those terrific views. And, it has a very affordable price tag. The seller is willing to consider carrying paper for a qualified buyer with an acceptable down payment. We do recommend that you wear appropriate clothing (boots & long pants) when viewing the property.
