This is a hillside property in 2 separate legal lots that total 17.45 acres. It has been improved with an older single wide mobile and several small outbuildings, plus it has an extra feature that may be of some real interest.

Although it is on a county road, this is an extremely private property. A gated paved drive takes you up to the home and parking area. The home is an older, circa late 60's or early 70's, singlewide mobile. The home is 2 bedrooms and 1 bath that is in poor condition and, while repairable, is considered to have no value. There are several small outbuildings that provide workshop and storage space. Septic is in and the well has a pump. Well log shows an excellent 43gpm.

The land has been partially fenced and cross-fenced for animals. Now here's that extra feature that I mentioned. While it appears that all of the land is steep, things are not always as they seem. Even though lots are only 200 feet wide, they are almost 2,000 feet deep. The land goes all the way to the top of the hill and then that much further over the other side. At the top and at the far end of the property, there are some very nice areas. Having both lots created the ability to build a rough road up to the top of the property where you will find some magnificent potential home sites with a spectacular views and the absolute ultimate in privacy. There is also a second electric power line traversing through the property at the top. You could build your new home and retain the existing mobile as an interim residence. That's the beauty of having 17+ acres and two lots. You can have two homes by right with the potential of having two more with a DRA permit. Oftentimes, there truly is more to a larger property than meets the casual eye.

How about the negatives? There are a few. The land is pretty steep and brushy to the top of the hill. But, that also creates the built-in seclusion. A road has been roughed in to the top but will need some work to meet residential requirements. This is an older property that needs numerous repairs to both buildings and property. But, the well and septic work, and the electricity is in.

While this property isn't for everyone, it really has a lot going for it. With two lots and 17+ acres that has all of the services in, you are getting a lot of bang for your buck. If privacy and a larger property are part of your list, this just might be the ticket. This really is a great blank canvas that has a ton of possibilities.
