This property has terrific privacy and enjoys gorgeous views of the lower Squaw Valley area.

How about the negatives? There are a couple. Clearview Lane is paved but pretty rough in sections leading up to the property. The well is on the lower side, productionwise, but it does have a new pump and the 2,500 gallon water tank provides great backup and could be set on an upper pad to provide gravity flow to the main pad area. The shack is just that, a shack. It does have a bathroom and a place to get out of the weather. There is a homemade septic for the bath but it will not be sufficient for a home.

All in all, this is a pretty darn nice property. You won't find many lots up here that already have a well and power, and you won't find any at this price. The pad area is huge and there is plenty of room for just about any use you have in mind. The hillside area is steep but will be fine for grazing. The privacy of this property is exceptional and the views are outstanding. This really is a "diamond in the rough". All of the hard, and expensive, work has been done. It just needs your finish work on this unpainted canvas. The seller will consider carrying paper, but the price is the price. Come take a look.
