Negatives? The most significant negative is the ravine and seasonal stream along the frontage. Construction of a drive and a creek crossing will be required to get to the best area of the lot on the other side of the ravine. This will necessitate the movement of a significant amount of material into the ravine to create the crossing. That crossing will need to meet Fresno County requirements for a driveway to a residence. However, once the crossing has been established, you end up with an awesome property that is very private and naturally protected.

This isn't a property for everyone. It has some outstanding features, but it will require a significant investment in time and money to utilize those positives. The sellers are willing to consider carrying paper with a large down payment.
