As always, I talk about any negatives. There are a couple. The driveway up to the home is pretty rough and needs some work. The mobile home, while a nice feature, has not been permitted. The seller will provide a Bill of Sale on closing. The mobile is setup and usable for sleeping and staying in but does not have electricity or septic. A septic system will still be required to be installed and either solar or grid is needed for electric. The property location is at the far eastern end of Squaw Valley, so commute time to the valley will be a bit longer but still well within an hour.

This is truly a diamond in the rough. It is an amazing blank canvas for one of the premier properties on the mountain. It has unparalleled privacy and seclusion and it has drop dead gorgeous world class views in every direction. It has a spectacular place to build and an outstanding well already in place.
